Green Finger, Ivy Avenue and Playscape: Planning Granted Oct 2025
This project sits within the Grangegorman Site Development Zone (SDZ) Planning Scheme and is seeking planning permission to upgrade Ivy Avenue and the surrounding area to create a better, safer space for everyone. The project includes completing the Ivy Ave road surface to allow for pedestrian crossings, reopening a vehicle entrance from Grangegorman Lower with new security barriers, and adding 6 parking spaces, (3 standard, 3 accessible) plus a loading bay to the north of Ivy Avenue. It will also deliver high-quality paving, trees, plants, bike racks, and lighting in this area. There will be a natural play area (a playscape) developed between D7ET and HSE Primary Care Centre. The historic pedestrian gate to Grangegorman Upper will be reopened and the protected boundary wall restored. Residential Care Neighbourhood: Planning Granted Jan 2024
This planning application was lodged to get permission for the development of the Residential Care Neighbourhood building at a site within the Grangegorman SDZ. This development is located at St. Elizabeth's Court, North Circular Road and lands to the south accessed via Grangegorman Upper and Ivy Avenue.
The development will consist of the demolition the current 17-bed residential mental health facility in St. Elizabeth's Court and the construction of a c. 12,093sqm, 1 & 4 storey over basement Residential Care Neighbourhood comprising: 75 bed residential care households, 20 bed dementia households, 10 bed mental health residency including communal living, dining and meeting rooms, catering kitchen, laundry, day care facility, physiotherapy gym, changing rooms, stores, service and plant areas, and associated administration offices plus a pharmacy retail outlet (c. 213sqm); Private communal gardens and terraces, public realm areas, landscaping and boundary treatments. Access will be via North Circular Road and Grangegorman Upper. The works include replacement of boundary wall and reinstatement of rear gardens to nos. 226, 228 and 230 North Circular Road and all associated site development works. The application site includes a protected structure - a boundary wall along a portion of the eastern boundary. No works are proposed to this protected structure. Prussia Street Gate: Planning Granted August 2025
This project will involve removing part of the Grangegorman Strategic Development Zone boundary wall (a protected structure, RPS ref. 1674) and repairing it, including adding new entrance pillars. GDA will also connect utilities to the existing network inside the zone. These works will allow us to create a temporary construction access route, along with a temporary walking and cycling link between the Grangegorman site and Prussia Street through the neighbouring properties at 23 and 24 Prussia Street. This temporary link will have 2.5‑metre‑high manual steel security gates at both ends and a 2‑metre‑high paladin mesh fence to separate the construction route from the pedestrian and cycling path.
